Rent Control vs Rent Stabilized


All Mosser communities are rent stabilized across all our markets in San Francisco, Oakland, and Los Angeles, with the exception of one market rate property in San Francisco. We abide by all local ordinances governing small and allowable rent increases. Application Process


How to Apply
Each of our apartment homes has its own property website where applicants can easily create an account and begin the application process. Available units will have links that direct you to the application page. Please reach out to our leasing team for assistance if needed.


Application Fee
$42 per adult applicant


What documents do you need when you apply?

  • Valid government issued photo identification
  • Income documents in the form of pay stubs and/or bank statements
    • Must be recent (within the last 30 days)

Income Requirements

  • Gross monthly earnings equivalent to 2.5x the monthly rental amount
  • Savings Accounts – For savings accounts to be considered, the available balance must be equivalent to 2.5x the monthly rent amount and annualized

Screening and Rental History

  • Each applicant is screened through a third-party service, ScreeningWorks, where credit and background checks are screened.
  • Rental history may be taken into consideration during the application approval process, typically via a landlord verification letter or email.

Co-signer/Guarantor Documentation Standards

  • Valid government issued photo identification
  • Gross monthly earnings equivalent to 5x the monthly rental amount
  • Savings Accounts – For savings accounts to be considered, the available balance must be equivalent to 5x the monthly rental amount and annualized for personal guarantors / co-signers

Security Deposit

  • One-month’s rent for approved applications or Two-month’s rent for conditionally approved applications.
  • We also offer security deposit alternatives – ask us for more information.

How long does the application process take?
Application process typically takes 48 hours from application initiation to receiving a decision. This timeline is contingent upon the needed information being provided on a timely basis. Our team is here to assist you to ensure a smooth and timely application process.


What happens after applying?
Our team will screen your application for credit and income requirements. We will reach out to you if additional documents are needed. Don’t worry – our amazing leasing and administration team will be there every step of the way to make sure you have a smooth application process.

Move-in Process


What does the move-in process look like?

  • We will coordinate an inspection with you and your leasing agent prior to your move-in date.
  • Prior to move-in, please supply your agent with Renters Insurance confirmation and Utilities set up confirmation (if applicable)
  • Your leasing agent will conduct your move-in with you and hand you the keys to your new apartment home.

Who will be my point of contact after I move in?
Your Resident Manager and your Property Manager will be your primary points of contact once you move into the community. Their contact information will always be available in the building, and we will also give you that specific information in your Welcome Home Letter.
