2022 was another highly unique and productive year. The pandemic set a precedent for us —while many residents worked remotely throughout 2022, we worked diligently to ensure their homes were well-maintained, that we met residents’ needs, filled vacant units, and contributed positively to our communities.
Our goal to provide historic and beautifully renovated apartments in lively and vibrant neighborhoods throughout San Francisco, Oakland, and Los Angeles has not wavered since 1955. And we are continuing to grow our portfolio, giving current and future residents a lot of choice. During 2022, we continued to see residents move from one Mosser apartment to another—transitioning from one apartment size and/or neighborhood to another—and, as always, we delighted that they remained residents of Mosser.
During 2022, there were some noteworthy achievements:
Improved Sustainability
We expanded our sustainability efforts to further enable residents to reduce waste and energy usage. This resulted in energy cost-savings to residents and delivers a positive environmental impact, which could reduce water consumption by about 20 million gallons per year once our efforts are complete. Our construction, turn and maintenance teams were busy installing eco-friendly low-flow toilets and shower heads, sink aerators, energy-star appliances, and LED lighting in apartments and common areas. Certain buildings were transitioned to solar power. In addition, Mosser installed composting and recycling facilities that has resulted in a nearly 50 percent reduction in garbage output, amounting to roughly 325,000 gallons (about half the volume of an Olympic-size swimming pool) of recycling and 32,000 gallons of compost each month that gets diverted from landfill.
We also achieved significant waste reduction success through our construction practices, with limited use of demolition in our unit renovation programs—this significantly reduces the costs of these capital improvements. Modernizing older housing stock in the Bay Area and Los Angeles and ensuring they are environmentally friendly has a major overall environmental impact. Our turn teams delivered 789 upgraded and rehabilitated units in 2022 utilizing this less impactful and more sustainable approach of providing great housing in great neighborhoods.
Excellence in Leasing
Mosser’s leasing team did their share to deliver the Mosser Magic to our 750 new residents in 2022. With many positive reviews to show it, our leasing team is consistently personable when it comes to assisting prospective residents’ needs and helping them find a place that is right for them. Whether it is based on neighborhood, cost, amenities, size and more, our leasing team has gone above and beyond to show perspective residents our genuine care about their needs and can find the perfect home for them. Award-Winning Property Management
Mosser property managers are on the front-line with residents, actively listening and communicating about their needs. Our property managers are proactive, involved, knowledgeable, levelheaded, resourceful, personable, and engaged. At the 2022 SFAA awards celebration Mosser’s Vida Emami won the award for Best Property Management General Manager.
Recognition for Mosser
Mosser was recognized as one of Globe St’s 2022 Influencers in Multifamily for driving improvements and contributing to the economic vitality of the neighborhoods where we do business. They applauded the company for being positively unique compared to other real estate owner operators and having a profound commitment to diversity.
Commitment to Community
High on our list of priorities is to proactively contribute to the progress and improvement of our communities in a meaningful way. Beyond Mosser’s engagements with community organizations such as Urban Alchemy, the Tenderloin Housing Clinic, and the Tenderloin Museum, many Mosser employees also personally stepped up to support local organizations, including SEO Scholars, Adopt-a-Family, Glide Memorial, and the Alameda County Community Food Bank. Volunteerism continues to be very much part of Mosser’s culture.
